The civil parish of St Minver is divided into St Minver Highlands (to the north and east) and St Minver Lowlands (to the west). The combined parish is bounded on the south and west by the estuary of the River Camel, on the north by the Atlantic coast, and on the east by the parishes of St Endellion and St Kew. The principal villages in St Minver Lowlands are Rock, Trebetherick and Polzeath, while St Minver Highlands encompasses the main villages of St Minver, Tredrizzick, part of Polzeath and New Polzeath. Both parishes benefit from a Neigbourhood Development Plan that serves to enable both a desirable second home market to flourish, whilst preserving the balance of a vibrant main residence community.

According to Right Move, property sales in Trebetherick had an overall average price of £1,757,500 last year and were more expensive than nearby Polzeath (£919,818), Rock (£1,038,630) and St. Minver (£720,705). Only a handful of properties come to the market in Trebetherick each year, so house prices tend to hold their value in this sought after area with semi-detached properties achieving an average of £450,000 and apartments fetching £1,230,000.

Children of all ages are keen to explore the many rock pools, build dams and splash in sun warmed shallow waters and on sunny days, the little coves and dunes are sprinkled with families enjoying boules, cricket matches and tucking into seaside BBQs. There is nothing like lingering on Daymer beach to catch one of the glorious sunsets. On calm days, its sheltered position makes Daymer Bay a popular spot for swimming, kayaking and stand up paddleboarding. When the breeze gets up, wind surfers and water sports enthusiasts flock here, and the infamous sand 'Doom Bar' that has claimed many and unsuspecting ship, can create a great wave for surfing. The area is fantastic for walking; follow the cliff top paths towards Polzeath or set out barefoot along the beach to Rock. The late poet laureate Sir John Betjeman famously loved this area, spending his later life in a house overlooking the dunes and is buried at nearby St Enodoc Church.
